What is the rent schedule?

For UK students with a guarantor rent is payable 4 times throughout the year. Based on a 48 week contract the split is as follows :

1st July before tenants move in - 3 weeks rent

1st September - 15 week rent

1st January - 15 week rent

1st April - 15 week rent

We have a small advance payment in the July before the move in date - please note this is a small payment in advance NOT an additional rent payment. This payment is to help spread our rent received a little more evenly over the year. You will always only pay for the weeks you have access to the house and nothing more. 

For the September/January/April payments in practice we will wait until student loans have been received before requesting payment.

For international students rent schedules will differ but these will be discussed on a case by case basis.

Please note for the properties we have in Leamington Spa the payment schedule will differ slightly as we will offer a 50 week contract.

What is the contract length?

Our standard minimum contract lengths are 48 weeks in Coventry and 50 weeks in Leamington Spa. If you need longer please let us know and we will do all we can to accommodate this.

You may notice that your contract makes reference to a 12 month tenancy. We need to use this wording to comply with mortgage conditions. However on page 2 move in/out dates will be clearly stated. As always you will only pay for the weeks you have access to the property and nothing more.

How much is council tax?

Council Tax is free for students! You will need to provide the council with your proof of student status - we can help with this when you have moved in.

What bills are included in the rent?

Gas, Electric, Water, Internet.

 

We no longer provide a TV licence.  This is technically only required if live TV or BBC iplayer is being viewed. We have found the majority of students only use streaming services so a TV licence is normally not necessary.

Internet speed will be a minimum of 100gb, although in many cases this can be increased for a small additional charge.

Please note in Leamington Spa we no longer include energy and water within the rent payment. Broadband however is still included.

Are parking permits included?

In Coventry all our houses will have on street parking available - you will need to apply for parking permits from Coventry City Council. Unfortunately the council only let residents apply so we are not able to arrange these on your behalf. 

In Leamington each flat will have different parking provisions - we can explain these on a case by case basis.

What happens if we sign the contract and one of our group drops out?

In most cases we will require all tenants to sign the same contract. This is required to comply with our mortgage conditions.

Technically this type of contract means that tenants have a  'joint and several' liability for the rent payments. 

In practice we have never asked a tenant to pay the rent of another tenant.

If a group member drops out the following actions will be taken:

1) The group will look for a replacement themselves

2) We will look for a replacement ourselves, either for the whole house or the individual room

3) If a replacement cannot be found the rent would unfortunately still be payable by the tenant

4) If the tenant cannot/refuses to pay their guarantor will then become liable. 

Please note that if a replacement tenant has agreed to pay a lower rent than the outgoing tenant, then the outgoing tenant would still be liable for the difference.
