APPLICATION PROCESS

Step 1:

Please make sure you have reviewed the pictures, video tour, floorplans, and location of the house.

Step 2:

We will accompany you to an in person viewing.

Step 3:

If you are looking to book we will send you a 'Student Application Form'. This form will give us all the details we need from you and your guarantor. We will use these details to perform referencing searches.

This needs to be returned along with your deposit of £400 each (£600 for Leamington). The property is then reserved!

PLEASE BE AWARE THAT THIS PAYMENT IS NON-REFUNDABLE IN THE EVENT OF UNSATISFACTORY SEARCH RESULTS, TENANTS WITHDRAWING THEIR APPLICATION, OR TENANTS TAKING AN EXCESSIVE AMOUNT OF TIME TO COMPLETE THE APPLICATION PROCESS.

PLEASE BE AWARE THAT THE PROPERTY WILL STILL BE MARKETED UNTIL WE RECEIVE THE DEPOSIT AND APPLICATION FORM. THERE IS A RISK OF ANOTHER GROUP TAKING THE HOUSE UNTIL THE DEPOSIT AND APPLICATION FORM HAS BEEN RECEIVED.

Step 4:

We will go away and perform the tenancy checks. Assuming there are no problems here we will then send you the following two documents to complete:

1) Tenant Guarantor Deed

2) Tenancy Contract
We will require the tenancy contract to be signed electronically – we can help you with this nearer the time.

Please make sure your guarantor has the opportunity to read through the Tenancy Contract. This is the last chance to raise any queries over the contract before everyone signs.

 

Step 5:

Once all the documents have been signed and returned the house is officially yours!

 

We will then register the deposit via the government scheme ‘mydeposits’.

PLEASE BE AWARE THAT WE REQUIRE ALL PAPERWORK SIGNED WITHIN ONE WEEK OF US SENDING THE GUARANTOR DEED/CONTRACT. AFTER THIS TIME PERIOD HAS ELAPSED WE SHALL PUT THE HOUSE BACK ON THE MARKET AND YOU RISK ANOTHER GROUP RESERVING IT.

And that’s all! We shall see you when you move in!
